When Do You Need Insulation Removed?
Insulation should last for decades, but sometimes it was fitted in an unsuitable home, installed badly, or gets wet. Removal isn't always the answer: damp can also come from a roof leak, blocked ventilation or poor maintenance, which would need fixing instead.
Below are the most common reasons UK homeowners look at removing insulation. If any apply to you, get the cause diagnosed before agreeing to removal work, and don't ignore damp while you do.
Common Reasons for Insulation Removal
Spray Foam and Mortgage Problems
Some lenders have been wary of spray foam in roof spaces, which has made selling or remortgaging harder for some owners. The Energy Saving Trust says this should be less of an issue where foam was installed correctly. Ask your lender or surveyor what they need before paying for removal, which can also mean repairing the roof it was applied to. Read our spray foam guide.
Damp or Mouldy Insulation
Wet insulation works less well and can lead to mould and timber decay. Find and fix the source of the moisture, such as a roof leak, condensation or blocked ventilation, before the insulation is replaced. National Mould Experts covers what usually causes mould in a home.
Failed Cavity Wall Insulation
Cavity wall insulation fitted badly, or in an unsuitable home (narrow cavities, exposure to driving rain or flood risk), can lead to damp patches on internal walls. Asbestos-Containing Insulation
Older properties may contain asbestos in pipe lagging, loose-fill loft insulation or sprayed coatings. Removing or disturbing these is licensable work that needs a contractor licensed by the HSE. Never disturb suspected asbestos yourself.
Poor Installation Under Government Schemes

Get an Independent Survey
If you think insulation is causing damp, an independent building surveyor, such as a RICS member, can check whether it really is the cause before you pay for removal.
Insulation Removal Costs
Removal costs vary a lot with the type of insulation, the size of the job, access, and any repairs needed afterwards. There is no reliable official data on removal prices, so we don't quote ranges here: get written quotes after a survey.
Important: Always Get Multiple Quotes
Removal costs can vary significantly between contractors. Get at least three written quotes, and check the company's registrations and insurance before work starts.

Removal Costs
- Removal itself is generally not grant-funded
- You will usually need to pay for removal yourself
- A CIGA guarantee may help if faulty cavity insulation needs putting right
Replacement Insulation
- ECO4 may fully or partly fund new insulation for eligible households until 31 December 2026
- In England, the Warm Homes: Local Grant can include wall, loft and underfloor insulation
- The Great British Insulation Scheme closed on 31 March 2026

How to Find a Removal Specialist
Insulation removal requires specialist equipment and expertise. Choosing the wrong contractor can lead to incomplete removal, property damage, or health risks. Check these points when choosing a removal company.
Guarantee First
For cavity wall problems, contact the original installer, then CIGA (Cavity Insulation Guarantee Agency) if you have its guarantee
Independent Survey
A RICS building surveyor can assess whether insulation is really causing the damp
HSE Licensed
Removing asbestos pipe lagging, loose-fill insulation or sprayed coatings needs an HSE (Health and Safety Executive) licensed contractor
Insurance
Ensure they carry public liability insurance and offer a written guarantee on their work
