Boiler Upgrade Scheme

Open, runs to 2030

A grant for property owners replacing fossil-fuel or electric heating with a low-carbon system. Your MCS-certified installer applies and takes it off the price. No income test and no EPC requirement.

• £7,500 towards an air source or ground source heat pump.
• £9,000 instead if your home is heated by oil or LPG and has no mains gas connection (until 31 March 2027).
• £2,500 towards an air-to-air heat pump, or £5,000 towards a biomass boiler in some rural homes.
• Hybrid systems that keep a gas or oil boiler are not eligible.

Warm Homes: Local Grant

Open, through councils until 31 March 2028

Councils arrange insulation, heat pumps, solar panels and smart controls for eligible households in privately owned homes with an EPC rating of D to G, subject to local funding and a home survey.

• Household income usually £36,000 a year or less, or someone receives certain benefits, or you live in an eligible postcode area.
• If you own your home and are approved, you should not have to pay for the agreed work.
• Private tenants can apply, but landlords may need to contribute.

Energy Company Obligation (ECO4)

Ends 31 December 2026, no successor

Energy suppliers fund some insulation and heating upgrades for eligible households on certain benefits or lower incomes. It is not a grant scheme: there is no fixed amount, and you may be asked to contribute.

• Owner-occupied homes need an EPC rating of D to G; privately rented homes E to G.
• Work must be completed by 31 December 2026, so new jobs may not be taken on.
• Contact an energy supplier (it does not have to be yours) or your council.

Great British Insulation Scheme

Closed on 31 March 2026

GBIS has ended and was not extended. Do not rely on older adverts offering new applications under this scheme.

• Look at current council and national support instead.
• Warm Homes: Local Grant may be relevant for eligible households in England.

Home Energy Scotland Grant and Loan

Open to homeowners

Grants and optional interest-free loans for homeowners in Scotland. You do not need to receive benefits. Warmer Homes Scotland separately helps households on certain benefits.

• Up to £7,500 grant towards a heat pump, plus an optional £7,500 interest-free loan.
• Insulation grants cover up to 75% of the cost, to a maximum of £7,500.
• An extra £1,500 for rural and island homes.

Warm Homes Nest

Open

Welsh Government scheme offering free home energy improvements to homeowners and private tenants on a means-tested benefit or a low income.

• Homes usually need an EPC rating of E or below, or D where someone has an eligible health condition.
• Improvements can include insulation, a heat pump, solar panels or a boiler repair or replacement.

Support in Northern Ireland

Different schemes apply

The Affordable Warmth Scheme helps lower-income households and is due to be replaced by the Warm Healthy Homes Fund from April 2027. The Boiler Upgrade Scheme, ECO4 and the Smart Export Guarantee do not apply in Northern Ireland.

No VAT on energy-saving installations

Until 31 March 2027

Installed insulation, heat pumps, solar panels, batteries and heating controls are zero-rated for VAT. From 1 April 2027 the rate is due to be 5%. Gas boilers and windows are not included.

• The installer must fit the materials; buying them to fit yourself is standard-rated.
