External Wall Insulation Grants UK
External wall insulation may be fully or partly funded through ECO4 until 31 December 2026, or through the Warm Homes: Local Grant in England. Here is what is still open, what it typically costs and what to check first.

What is External Wall Insulation (EWI)?
External wall insulation involves fixing insulation boards to the outside of your home's walls, then covering them with a protective render or cladding. It is one of the main ways to insulate solid-walled homes, which have no cavity to fill.
It is also one of the more expensive insulation jobs. The Energy Saving Trust puts it at around £15,000 for a typical three-bedroom semi-detached house. Funding can reduce or cover this for some households, but it is never guaranteed and you may be asked to contribute.
Why External Wall Insulation?
- • No loss of internal floor space (unlike internal wall insulation)
- • New render or cladding changes the look of your walls
- • Can cut heating bills by around £140 to £500 a year, depending on home type (Energy Saving Trust)

The Energy Saving Trust reports that 98% of homes fitted with external wall insulation under ECO4 and the Great British Insulation Scheme have problems that need fixing. EWI Funding Schemes Still Open

ECO4 (ends 31 December 2026)
The Energy Company Obligation is not a grant with a fixed amount. Energy suppliers and installers decide what support to offer, so work may be fully or partly funded and you may be asked to contribute. There is no successor scheme, and work must be finished by 31 December 2026.
Benefits Route
Someone in the household receives:
- • Universal Credit
- • Pension Guarantee Credit or Pension Savings Credit
- • Income Support
- • Income-based Jobseeker's Allowance
- • Income-related Employment and Support Allowance
- • Housing Benefit
- • Child Benefit (subject to income caps)
Council Route (ECO4 Flex)
If your council is taking part:
- • Gross household income under £31,000 (Flex Route 1)
- • Or other council routes, such as low-income indicators or a medical referral
EPC rating: D to G if you own your home; E to G if you rent privately (you need your landlord's permission). Apply through any obligated energy supplier, even if it is not yours, or through your council. Ofgem ECO guidance
Warm Homes: Local Grant (England)
Run by local councils until 31 March 2028. Measures include wall, loft and underfloor insulation, air source heat pumps and solar panels.
Eligibility:
- • Home in England, privately owned (by you or your landlord)
- • EPC rating D, E, F or G
- • Household income usually £36,000 a year or less, or certain benefits, or living in an eligible postcode area
Cost: owner-occupiers should not have to pay; landlords may need to contribute. What you get depends on a survey and your council's funding. The council cost caps are averages across a project, not an amount every home receives. Apply on GOV.UK
The Great British Insulation Scheme (GBIS) closed on 31 March 2026 and was not extended.
Scotland, Wales and Northern Ireland
Scotland
Home Energy Scotland Grant and Loan: grant of up to 75% of the cost of insulation, to a maximum of £7,500 (plus £1,500 for rural and island homes), with an optional interest-free loan. Warmer Homes Scotland is a separate scheme for eligible households.
Wales
Warm Homes Nest: free improvements, which could include insulation, for owners or private tenants on a means-tested benefit or low income, in homes rated E or below (or D with certain health conditions). Phone 0808 808 2244.
Northern Ireland
Affordable Warmth Scheme, for lower-income owner-occupiers and private tenants, due to be replaced by the Warm Healthy Homes Fund from April 2027. Check current limits with NI Energy Advice on 0800 111 4455.
Paying Yourself
Installed insulation has 0% VAT until 31 March 2027, then 5%.
EWI Costs and Savings
The Energy Saving Trust estimates external wall insulation at around £15,000 for a typical three-bedroom semi-detached house (internal wall insulation around £12,000), assuming a professional company insulates the whole house in one go. Typical yearly savings:

With funding: ECO4 or the Warm Homes: Local Grant may cover all or part of the cost, but this is not guaranteed. Get a written quote showing what is covered and any contribution, and ask what guarantee covers the work, before you agree.

Lower Heating Bills
Around £280 a year for a typical semi-detached house and up to around £500 for a detached house (Energy Saving Trust, July 2026 prices).
Warmer, More Comfortable Home
Less heat escapes through the walls, so rooms can feel warmer. Detailing around windows, roofs and pipes matters, which is why checking the installer and the finished work is important.
Better EPC Rating
Insulating solid walls can improve your home's EPC rating. How much depends on your home and what else is done.
Lower Carbon Emissions
Around 470 to 1,700 kg less CO2 a year, depending on home type (Energy Saving Trust).
How to Apply for EWI Funding
Check the Schemes
Read the official ECO4 or Warm Homes: Local Grant guidance, or use our eligibility checker. You will usually need your postcode, any benefit details, household income and EPC rating. Only the energy supplier, council or scheme decides who gets funding.
Property Survey
A surveyor visits your home to assess wall type, condition and suitability for EWI. They will measure the walls, check for damp and identify any preparatory work.
Funding Decision and Quote
The supplier, installer or council confirms what will be funded. Get a written quote showing what is covered and any contribution before you agree.
Installation
Work includes scaffolding, wall preparation, fixing insulation boards, applying render or cladding, and finishing. How long it takes depends on your home and the weather, so ask for a schedule.
Sign-Off and Paperwork
Ask for completion paperwork and written details of any guarantee, including who backs it. Check the installer is TrustMark registered before work starts.

Do I need planning permission for external wall insulation?
Sometimes. The Planning Portal says planning permission is not normally required for fitting insulation where there is no change in external appearance. EWI often changes how walls look, so check with your local planning authority first, especially if your home is listed or in a conservation area.
How long does EWI installation take?
It depends on the size of your home, the condition of the walls and the weather. Scaffolding, wall preparation, boards, render and finishing all take time, so ask the installer for a written schedule.
What if I have cavity walls, not solid walls?
EWI is mainly for solid-walled homes. If you have unfilled cavity walls, cavity wall insulation is usually far cheaper: the Energy Saving Trust puts it at around £2,200 for a typical home. ECO4 (until 31 December 2026) and the Warm Homes: Local Grant can fund it for eligible households. A surveyor can confirm your wall type.
Can I choose the render colour and finish?
Most installers offer a range of colours and finishes. With funded work the choice may be more limited, so ask before you agree to the quote.
Will EWI make my rooms smaller?
No. External wall insulation goes on the outside of your home, so you keep your internal space. Internal wall insulation, by contrast, takes some space from each room it is fitted to.
What guarantee comes with EWI?
It varies, so do not assume a particular guarantee. Before work starts, ask for written details of any guarantee and who backs it, and check the installer is TrustMark registered.
