Why Replace Your Boiler?
An old, non-condensing boiler wastes more of the gas it burns than a modern condensing boiler, and Ofgem's ECO4 rules class non-condensing boilers as inefficient heating. How much a replacement saves depends on how inefficient your old boiler is, the size of your home and how you use your heating.
Modern boilers can be paired with smart controls, allowing you to heat your home more precisely. Most boiler replacements are paid for by the homeowner: the Boiler Upgrade Scheme does not fund gas boilers, and ECO4 (until 31 December 2026) can sometimes include a heating upgrade or broken-boiler replacement where strict rules are met, but a boiler is not guaranteed.

When to Replace Your Boiler
Replace Now If:
- • Boiler is old and becoming unreliable
- • Frequent breakdowns and expensive repairs
- • Losing pressure regularly
- • Takes ages to heat up or inconsistent hot water
- • No parts available (boiler discontinued)
- • Yellow flame instead of blue (danger - call Gas Safe engineer)
Consider Alternatives:
There is currently no ban on replacing a gas boiler in an existing home, but a heat pump is worth pricing up too. In England and Wales, the Boiler Upgrade Scheme gives £7,500 off an air source or ground source heat pump (£9,000 for eligible off-gas-grid homes heated by oil or LPG, until 31 March 2027). On a standard electricity tariff a heat pump can cost slightly more to run than a new gas boiler; the Energy Saving Trust estimates it saves most on a heat pump tariff with the gas account closed.
